Search a UK property area

Search is the primary action on the homepage. The live composer is Property only: choose a focus type in the field, enter a place, then press Check place or pick a predicted match. Guests can run a minimum public preview. Homepage example cards open those previews. Frozen snapshot figures are not valuations. A free account opens the full report, saves and charts. After you create an account from a guest preview (and verify your email), Decised resumes that place and opens the full brief. You should not need to search again. Guest previews also carry a short-lived server token so the handoff survives if browser storage is split across hosts. Idea, location and company search stay in the product for existing saved reports and will return later. Compare remains a link into a decision case; it is not a search mode. Public city reports do not need an account.

Geography

Search accepts a full postcode (for example SW1A 1AA), an outcode or district (RM1 or SW1A), a neighbourhood or place name inside a city (Headingley), or a local authority name (Leeds). The brief is framed on what you searched. Sold-price, rating-stock and planning figures in the current freeze are still local-authority aggregates for the district that contains that place, the report says so on the scope bar. Missing stays missing; we do not invent postcode-only sold prices.

Focus types

Focus lives inside the search field as a dropdown. The default is All types. Change it before you press Search.

  • Residential, Price Paid median, transactions and type mix lead. HPI, VOA and planning sit behind “look closer”.
  • Commercial, VOA hereditaments and rateable value lead. Residential and planning stay as context. Asking rent and occupancy are not in this pack.
  • Student, Purpose-built student accommodation and student HMO registers are not in this pack; that gap stays visible. Flats share among recorded residential sales is shown only as residential context. Article 4 and site-constraint overlays sit above look-closer; next moves start with licensing geography on planning.data.gov.uk.
  • Land & planning, Applications received, decided and granted lead. Authority totals only, not named schemes or starts. Named applications and free-register overlays sit above look-closer. Next moves open planning.data.gov.uk before the LPA portal.
  • All types, Triage across sold prices, rating stock and planning as separate families (Observed / Missing), not a median-led residential underwrite. Dig-in adds site overlays (flood / listed / Article 4 / green belt / brownfield / named applications where covered), map overlay pins, and EPC samples or research links.

Property report layout

Reports open with a Decised bento preview of principal figures (question, lead finding, focus metric, supporting metrics, scope and pack coverage). Guests see a minimum public preview first; charts and dig-in history need a free account. The same lead metrics are not repeated below. Coverage chips state which pack panels are Observed or Missing for this authority. Student leads with the PBSA gap and Article 4; land with named applications and equal received / decided / granted counts; all types with family status and dig-in-first (no trend series in the preview). After the map (listing and site-overlay pins), a research dig-in holds listings and limits, then area trading / industry context and economic series. Your next moves close the brief and match the focus type. All types is a triage across sold prices, rating stock and planning, not a residential underwrite by default. Listing research cards and map pins are unverified and never scored. Incomplete latest months withhold trend. Families stay separate, not one market activity score. Not a valuation, yield estimate, or Buy/Avoid tip. Address-level Price Paid fields are not shown.

Listing research (not scored)

Property reports can show public listing cards from Rightmove, Zoopla, OnTheMarket and PrimeLocation for the place and focus you searched. Those cards are unverified research so you can scan asking stock in the report. An asking-price scan summarises readable asking labels on the loaded cards and compares them to pack evidence for your focus, for example asking median beside the Price Paid median (residential / student / all), VOA rating stock (commercial), or MHCLG planning counts (land). Pack year-on-year or history change is shown when published; asking cards have no time series. Asking prices are not sold prices, not a valuation, and never scored. Cards paginate in the report (load more); the map can pin every loaded listing that has coordinates. They are not Decised evidence, are not frozen into the snapshot, and never enter a score. If a portal blocks a direct preview, Decised may show mirrored cards from another public listing search for the same area (clearly labelled) or keep a direct search link.

Paused journeys

Business idea, location and company search are hidden from the composer. Saved reports in those modes still open. Direct links with an explicit mode still run. They will be offered again later.

Saving and history

  • Signed-in searches appear on the home dashboard and under My reports.
  • Saved reports store the inputs and model version from the day they were created. They do not silently rehydrate from later data.
  • After sign-in or registration, Decised returns you to the page you were heading for.
