Core concepts

Four surfaces come up everywhere: city reports, saved property briefs, decision cases, and Workspaces (Beta). Idea, location and company reports still open if you already saved them.

Account

A free account is required for saved reports, uploads, and decision cases. Guests can run a minimum public evidence preview from search. City snapshots on the approved list do not need an account. Settings live under Manage account, not on My reports. Appearance (Light or Dark) is a browser preference you can change from the header colour control, or under Account, it is not stored on the server.

After you register, open the verification link in your email. That link verifies the address immediately; you do not need a second button on the site. If you started from a guest preview, the pending page reminds you which place continues after verify, and the full brief opens automatically once your email is confirmed.

Signed-in home shows the Decised brand, a welcome greeting, and compact counts for cases, reports run, and usable uploads between the greeting and the search field. Search is the primary action; New brief focuses that field. What is in the pack is a source list (in reports, descriptive only, or not in this product), not a percentage. Latest reports list type, focus (for property), name and last edited, with Continue. Individual features stay free. Missing stays missing. There is no last-report replay or alerts feed in this release.

Sharing a brief

From a saved report, use Share this brief: download PDF for the meeting, or CSV/JSON for tabular extracts of the same snapshot. That is the primary share path. Workspaces (Beta) is optional live collaboration, not required to share a pack, and not a payment feature.

City report

A public snapshot for an approved local authority. Essential counts, source dates, and coverage notes only. See City reports.

Report

A frozen snapshot from a signed-in search. Each report stores its inputs and model version from the day it was created. Opening it later shows that stored snapshot, not a live refresh of the latest data. Read the lead finding first; coverage and secondary context sit later. CSV is a tabular extract; JSON is the structured payload. See Reading a report.

Decision case

A structured comparison of two or more named alternatives with assumptions, evidence, and a deterministic cash forecast. Start from the Decision cases hub: copy the cafe example, open a blank case, or start from a saved report. Cases are separate from place reports. They do not share a headline probability. A dedicated compare-locations journey is not in this release.

Workspaces (Beta)

A shared space for advisers and founders. It is free while collaboration behaviour is being validated. Invite a member if you are alone, create a case while that workspace is selected so members can see it, then use the review queue when a change is waiting. Settings (switch, create, templates) sit below that job.

Evidence types

  • User fact: something you entered as known.
  • User assumption: a planning input you can change.
  • Unverified evidence: descriptive context (for example OpenStreetMap venues).
  • Observed benchmark: published statistics (for example Office for National Statistics openings and closures rates).
  • Model estimate / derived calculation: computed in versioned domain code, never by the LLM.
