Welcome to Decised

Decised is a UK pre-meeting property-evidence workspace for advisers. Brief a postcode, neighbourhood or local authority with observed sold prices, rating stock and planning: framed by the focus type you choose, instead of stitching listings and GOV.UK tabs into a spreadsheet.

Evidence before you invest. Search a place for a property brief. Decised does not value a site, estimate yield, invent a success probability, or replace a paid site-sourcing suite.

The live product UI follows the IBM Carbon Design System for layout, forms, tables and charts. Filled buttons, focus rings and selected chips use carbon (ink). Decised scarlet (`#ff1f03`) is reserved for the brand mark, chart series, and the Search CTA, not other primary buttons.

What you can do

Open a city report without an account.
Search a postcode, neighbourhood or local authority without an account and see up to three focus-relevant property facts. Create a free account for the full brief and to save it.
Use a decision case for a 12–36 month cash forecast across named alternatives.
Invite an adviser in Workspaces (Beta), which is free while collaboration behaviour is being validated.

Limitations

Decised does not tell you to proceed, and it does not show a personal success probability.
Register-survival model outputs stay research-only until a release gate passes. They are withheld from the product.
Crime counts, news headlines, and map venues never enter a decision score.
Missing figures stay missing. Decised will not invent a midpoint, zero, or average.
